Pitkin County in Colorado, home to some of the state’s most exclusive markets, continues to dominate the high-end real estate scene, with a growing number of ZIP codes in Colorado surpassing the $1 million median list price.
According to a study by RealtyHop, Aspen’s 81611 remains the priciest, with a median list price of $3.67 million, followed closely by Snowmass’s 81654 at $3.49 million, and Telluride’s 81435 at $3.39 million.
In total, Colorado now has 20 ZIP codes where the median list price exceeds $1 million, a number that highlights the growing concentration of wealth in its high-end ski resort areas.
Vail’s 81657 $1.97 million and Snowmass Village’s 81615 $1.93 million also rank among the most expensive areas, with communities like Marble, Redstone, and Carbondale, within the 81623 ZIP code, also seeing a significant rise in prices, with a median of $1.89 million.
The median list price is the midpoint in a market, with half of listings above and half below, and while it doesn’t always reflect final sale prices, it provides insight into the overall pricing trends.
As the market heats up in these desirable locations, Colorado’s luxury housing sector continues to expand, bolstered by landmark sales like the $108 million transaction in Aspen this year, marking Colorado’s entrance into the $100 million-plus home sale club.
